Terms & Conditions

These terms apply to all bookings and stays at Naka House and to use of our website. Please read them at your ease — they are written to be straightforward.
1. Definitions
In these Terms and Conditions:
- "Naka House", "we", "us", "our" refers to the guesthouse located at 51 Charoen Prathet Road, Chang Khlan, Mueang, Chiang Mai 50100, Thailand.
- "Guest", "you", "your" refers to any person who makes a booking enquiry, books a stay, or uses our website.
- "Service" refers to the accommodation options offered by Naka House: the Daytime Rest Room, the Overnight Stay with Airport Shuttle, and the Long Layover Suite.
- "Booking" means a confirmed reservation of one of our services.
- "Website" means the site operated at nakahouse.pro.
2. Bookings & Reservations
A booking becomes confirmed when you receive written confirmation from us by email or telephone. Submitting a contact form or enquiry on our website is a request, not a confirmed booking, until we have responded and confirmed availability.
We accept bookings from guests aged 18 and above. Guests travelling with children are welcome, and a parent or guardian aged 18 or older must be present throughout the stay and take responsibility for the booking.
We reserve the right to decline a booking at our reasonable discretion, in which case any payment received will be returned in full.
3. Check-in & Check-out
- Daytime Rest Room: available from 08:00, must be vacated within 6 hours of check-in. Early or extended use is subject to availability and may incur an additional charge.
- Overnight Stay: check-in from 18:00; check-out by 11:00. Guests with very early flights may request a 04:30 breakfast and shuttle arrangement at the time of booking.
- Long Layover Suite: check-in and check-out times are agreed at the time of booking and matched to your flight schedule, up to a maximum of 24 hours.
Guests must present a valid passport or government-issued identification at check-in. This is required under Thai accommodation law. We will record your details and, where necessary, submit a guest registration to the relevant authorities.
4. Payments & Prices
All prices are quoted in Thai Baht (฿) and include applicable taxes unless otherwise stated. Prices in effect at the time of confirmed booking apply to that booking.
- Current rates: Daytime Rest Room ฿4,400 · Overnight Stay with Shuttle ฿9,400 · Long Layover Suite ฿17,400.
- Payment is due in full at check-in, or earlier if agreed in writing at the time of booking.
- We accept Thai Baht cash and major credit/debit cards. We do not accept cryptocurrency or third-party payments.
We reserve the right to adjust prices without notice for future bookings. Confirmed bookings are not affected by price changes.
5. Cancellation & Modification
We understand that travel plans can change. Our cancellation terms are as follows:
- Cancellation more than 24 hours before check-in: a full refund will be provided, less any bank transfer fees that may apply.
- Cancellation within 24 hours of check-in: a cancellation fee equivalent to 50% of the booking value applies.
- No-show: if you do not arrive and do not notify us, no refund will be given.
- Flight disruption: if your flight is cancelled or significantly delayed and you are unable to check in, please contact us as soon as possible. We will consider each situation with care and aim to find a reasonable solution.

6. Guest Conduct
We aim to provide a calm and restful environment for all guests. We ask that:
- Guests treat staff, fellow guests and the property with consideration and respect.
- Noise is kept to a quiet level at all times, particularly between 22:00 and 07:00.
- Smoking is not permitted anywhere inside the building. A designated outdoor area is available.
- Guests do not bring outside food that may produce strong smells in shared areas.
- No illegal substances, weapons or hazardous materials are brought onto the premises.
We reserve the right to ask a guest to leave without refund if their behaviour is deemed disruptive, threatening or harmful to others. In serious cases, local authorities may be notified.
7. Property & Damage
Guests are expected to take reasonable care of their room and the facilities provided. Any damage caused intentionally or through negligence will be the responsibility of the guest and charged accordingly.
Naka House is not liable for loss, theft or damage to personal belongings left in the room or at the luggage desk. We encourage guests to keep valuable items with them or to request a secure storage option if available. We provide luggage storage as a convenience and not as a custodial service.
8. Shuttle & Transport
Airport shuttle service is included with the Overnight Stay with Airport Shuttle and can be arranged as part of the Long Layover Suite. The following conditions apply:
- Shuttle departures operate on a schedule and may be shared with other guests. Please confirm your required departure time at check-in.
- We aim to ensure on-time arrival at the airport but are not responsible for delays caused by traffic, road conditions or circumstances beyond our control.
- Guests are advised to allow adequate time for airport procedures and not to rely solely on our shuttle as the only contingency for catching a flight.
- Shuttle arrangements for the Long Layover Suite are confirmed with the guest during the stay and subject to vehicle availability.
9. Limitation of Liability
To the extent permitted by Thai law, Naka House's liability to guests is limited to the value of the booking in question. We are not liable for indirect or consequential losses including missed flights, connecting transport, or business losses.
We are not liable for matters outside our reasonable control, including natural events, power outages, government actions or third-party service disruptions.
Nothing in these terms limits our liability for personal injury or death caused by our negligence, or for any other liability that cannot be excluded under Thai law.
10. Website Use
Our website is provided for informational purposes and to allow guests to enquire about bookings. You agree not to use it for any unlawful purpose, to attempt to access restricted areas, or to interfere with its normal operation.
We make reasonable efforts to keep website content accurate and current, but do not warrant that all information is free of error. Service details, prices and availability are subject to change. Always confirm the most current details with us directly.
11. Intellectual Property
All text, images, design elements and content on this website belong to Naka House or are used with permission. You may not reproduce, copy or redistribute any material from this website without our prior written consent, other than for your own personal, non-commercial reference.
12. Governing Law
These Terms and Conditions are governed by the laws of the Kingdom of Thailand. Any disputes arising from your booking or stay will be subject to the jurisdiction of the Thai courts.
13. Changes to These Terms
We may update these terms from time to time. When changes are made, the revised date at the top of this page will be updated. The terms in effect at the time of your booking apply to that booking. For future bookings, the most current version of these terms will apply.
